"This project uses aggregate annual data for Canada to estimate the income and rent elasticities of headship and ownership rates for different age groups and household types. These elasticities are then used to forecast changes in these headship and ownership rates over the period 1991-2003. We confirm that income and rent are important determinants of household formation and tenure choice, especially for non-family households; using current projections for income and rent, we show that projections of housing demand which ignore possible income-rents effects may differ from those which take them into account by as much as 20-30%"--Abstract.
