These elasticities are then used to forecast changes in these headship and ownership rates over the period 1991-2003. We confirm that income and rent are important determinants of household formation and tenure choice, especially for non-family households; using current projections for income and rent, we show that projections of housing demand which ignore possible income-rents effects may differ from those which take them into account by as much as 20-30%"--Abstract.
